Texas SML Requirement Details for Mortgage Loan Originator Continuing Education
Diehl Mortgage Training and Compliance is an NMLS-approved provider for continuing education in Texas.
Continuing Education and License Renewal Date: 12/31 annually
Hours Required by The State: 8 hours per year
Diehl Mortgage Training and Compliance Offering: 8 hours
Seat Time: The NMLS requires that all students spend a minimum amount of seat time engaged in the course content. Our online course delivery system manages this requirement for you.
Reporting: Course completions are reported to the NMLS. The state requires schools to report course completions within seven days from the course completion date. Course completions will be reported within this time frame and often within 48-72 business hours. Contact us for rush handling.
Final Exams: Final exams must be passed with at least a 70% and may be taken as many times as necessary in order to pass.
Certificates: Upon completion of the course, Diehl Mortgage Training and Compliance will provide students with an electronic Certificate of Completion. Certificates will remain in your account for a minimum of five years, should you need additional copies. Please refer to your license renewal application to determine if you need to submit your Certificate of Completion with your license renewal request. Course completion dates are recorded using Eastern Standard Time. Please note that the date of your Certificate of Completion will reflect this.

Education (CE) FAQs
The Texas SML MLO continuing education requirements include 8 hours of Texas SML CE Courses annually, unless PE was completed within the same year. Texas SML NMLS continuing education requirements consist of:
- Three hours of Federal Law
- Two hours of Ethics
- Two hours of non-traditional mortgage lending
- One hour of electives
Texas SML MLOs are not required to take texas-specific CE courses. However, they may not take the same CE courses two years in a row, according to the SAFE Act’s Successive Years rule.

If your MLO license expires, it will continue to be expired until you request a renewal, fees are paid, and the renewal is approved. If you finished your PE but did not obtain your MLO license within three years, then you must retake your NMLS Test Prep and PE courses.
If you obtained an MLO license but did not keep your license active for a period of five consecutive years or more, you will be required to retake your exam.
This process can take months, so it’s best to avoid having your license expire in Texas. Instead, make sure that you don’t miss any continuing education requirements with a Late CE course offered by Diel Education. You can choose between a seven-hour Federal course or a 1-hour elective to meet your NMLS continuing education requirements.
There is no specified deadline to complete your Texas SML NMLS continuing education requirements. However, it would be unwise to complete them on the last day of the renewal period. Once you complete your courses, it takes time to have that information updated in the NMLS database.
Diel Education will send your course completion to NMLS within 24 to 48 hours after completion, while other continuing education providers can take up to a week or more. It’s best to save yourself the trouble by completing your courses at least 10 days before your Texas SML mortgage license renewal period is over on December 31 of each year.
While continuing education does take time, it doesn’t have to interrupt your work schedule. Because your license renewal only requires eight hours of continuing education, we ensure that our courses are no more and no less than that amount of time.
